FH4 Sample Lot Map

Lot 12 – $8800 – photos – Gentle slope like the others, forested area with a few big trees, lots of rocks, the part by the stream is steep but the rest is mostly flat.

Lot 13 – $8150 – photos – Forest/jungle, rocks, some notable trees, the part by the stream is steep but the rest is mostly flat.

Lot 14 – $8600 – photos – Big fallen tree, lots of jungle and brush, a few big trees, steep to get to the big stream otherwise gentle slope. Some big rocks and boulders.

Lot 15 – $8400 – photos

Lot 15, 16, 17, 18, 19: Same description as lot 14 (mostly identical).

Lot 20 – $8500 – photos – Same description as lot 14. Lot 20 has the ability to hook up to the FH10 community waterline, for pressurized water, since the waterline currently extends right to lot 20. Lot 20 is being sold directly by an owner, so the closing costs are lower (see link below for details.)

FH10 Lot 12

Lot 12 has easy access to the FH10 community center. Gentle slope, forested area with a few big trees, lots of rocks, the part by the stream is steep but the rest is mostly flat.

Cost: $8,800 USD plus closing costs. (See bottom of this page.) This lot is being sold jointly by the FH10 seed investors.

Lot 12 is accessible along the FH10 driveway. There is direct road access to all the FH10 lots.

This lot can be hooked up to the FH10 community water system. Rights to hook up to the system are free, but actual hookup (a line connected to the FH10 main waterline) will be the responsibility of the lot owner.
A 1/2″ HDPE line can provide enough pressurized water for shower, hose, sinks, etc. You can hookup a larger volume waterline for additional cost

You can easily install grid electricity to this lot.

Lot 13 is close to the FH10 community centre. It is forested and borders the stream.

We recommend installing solar electric (with optional backup generator) in off-grid homesteads at Fruit Haven. A basic system can cost $1500-$4000 USD depending on your needs.

However, you can also install grid electric at this property. We can connect you with contractors who can perform this installation.

Closing Costs

Closing costs for purchasing one lot that is owned by one seed investor, will be $1200. Closing costs for purchasing one lot that is jointly owned by the seed investors, not combined with any other closing, will be $1500. The cost difference is due to government fees based on number of participants in a sale. Costs will reduce significantly if purchasing 2 or more lots, or if 2 people buy a lot at the same time. This covers all government fees, sales taxes, registration, as well as the agent’s fee for carrying out the sale. There are two things it does not cover: (1) Your signing, sending, or possible translation of the power of attorney document, as these costs can vary depending on your situation.
