FH4 Lot Map

FH4 Lot 1

Lot 1 has a long, narrow shape. It has very easy access to the bridge and the FH4 community center. It has mostly pasture, with some forest along the river. The river does not reach lot 1 when it floods since the river bank is very high and the land profile slopes upward from the river immediately.

Cost: $11,400 USD plus closing costs. (See bottom of this page.) This lot is being sold jointly by the FH4 seed investors.

Lot 1 is immediately accessible from the walking/motorcyle bridge across the Rio Zamora. The public road also goes along the length of lot 1 for easy access to make a driveway.

Lot 1 can be hooked up to the FH4 community water system. Rights to hook up to the system are free, but actual hookup (a line connected to the FH4 main waterline) will be the responsibility of the lot owner.
A 1/2″ HDPE line can provide enough pressurized water for shower, hose, sinks, etc. You can hookup a larger volume waterline for additional cost.

As of October 2021, the FH4 water system has not been installed yet. However, Lot 1 is also within the range of the Quebrada Orito water system in Fruit Haven 2, so a line can be hooked up to this if you want running water sooner. Water rights to this system are $400 for a 1/2″ line plus hookup/install costs.

We recommend installing solar electric (with optional backup generator) in off-grid homesteads at Fruit Haven.

Lot 1 of FH4 is close enough to the Fruit Haven 2 community area that grid power can be hooked up from there. The cost of this must be negotiated with the Fruit Haven 2 owners.

You can install internet via broadband antenna on this lot for $150. The typical monthly plan is 6MBPS up/down for $30/month. Higher speeds are available.

Within 1-2 years we hope to install fiberoptic internet available to all Fruit Haven lots.

The nothern part of this lot has a flat area by the bridge, which quickly turns into a steep slope coming down from the road leading to a flat strip along the top of the forested riverbank.

In the southern part of this lot, there is a big flat plateau along the road that is good for building, and a larger flat area below on top of the riverbank.

This lot does not experience flooding because of the high riverbank and land profile.

You must allow a water hose to cross your lot for the FH4 community water system. You can choose to bury it if it is not already buried.

Technically, the edges of the rivers are public property. However, the public road route allows pedestrian passage so you can refuse river access to pedestrians with the exception of firefighters/rescue workers.

This lot is within the 100 meter river protection zone. You may not have a toilet flushing directly into the river. You may not actively contaminate the river. You may not build large cement houses right on the edge of the river, or strip the riverbank completely which would cause erosion.

This lot has a large flat plateau in the middle. On the north, south, and west side of this plateau, the land goes steeply downhill, though most of this slope is still usable for planting fruit trees. The north-east corner has some forest.

FH4 Lot 20

Lot 20 is a 25 minute walk from the FH4 community center. It is entirely secondary forest. It is a short 5-minute walk to a beautiful large stream that you can bathe in. There is a tiny stream inside lot 20.

Cost: $9,900 USD plus closing costs. (See bottom of this page.) This lot is being sold jointly by the FH4 seed investors.

Lot 20 is accessible from the walking/motorcyle bridge across the Rio Zamora. It is a 30 minute walk from there.

This lot has walking access, about 5 minutes from the upper pasture access road, which is an FH4 private road. It’s also very close to FH2’s upper neighborhood, and the FH4 road is connected up there to the road that goes to Fruit Haven 3,7,9 and down to the FH1 community area. For vehicle access to this lot, a road would have to be dug along the FH4/FH2 boundary out to the FH3 road higher up. This might cost $2k.

Closing Costs

Closing costs for purchasing one lot that is owned by one seed investor, will be $1200. Closing costs for purchasing one lot that is jointly owned by the seed investors, not combined with any other closing, will be $1500. The cost difference is due to government fees based on number of participants in a sale. Costs will reduce significantly if purchasing 2 or more lots, or if 2 people buy a lot at the same time. This covers all government fees, sales taxes, registration, as well as the agent’s fee for carrying out the sale. There are two things it does not cover: (1) Your signing, sending, or possible translation of the power of attorney document, as these costs can vary depending on your situation.
