Lot 2 has easy access to the bridge and the FH4 community center. It is entirely pasture.

Lot 7 is accessible from the walking/motorcyle bridge across the Rio Zamora. It is a 5-10 minute walk. This lot has vehicle access via the public road.

This lot can be hooked up to the FH4 community water system. Rights to hook up to the system are free, but actual hookup (a line connected to the FH4 main waterline) will be the responsibility of the lot owner.
A 1/2″ HDPE line can provide enough pressurized water for shower, hose, sinks, etc. You can hookup a larger volume waterline for additional cost.

As of October 2021, the FH4 water system has not been installed yet. However, this lot is also within the range of the Quebrada Orito water system in Fruit Haven 2, so a line can be hooked up to this if you want running water sooner. Water rights to this system are $400 for a 1/2″ line plus hookup/install costs.

We recommend installing solar electric (with optional backup generator) in off-grid homesteads at Fruit Haven. A basic system can cost $1500-$4000 USD depending on your needs.

This lot has some flat parts by the road. Then the north and east parts have slopes which range from usable to steep, which can be good for contour lines of fruit trees that prefer very good drainage and drier roots.

Lot 10 is a 3 minute walk up hill from the FH4 community center. It is almost entirely pasture, with some small and medium-sized trees. And the best features: Huge native hardwood seike tree that is majestic (potential tree house?), and the boulder could be cleared for a one-of-a-kind yoga or meditation or prayer platform, with a view of the river.

Lot 16 is accessible from the walking/motorcyle bridge across the Rio Zamora. It is a 20 minute walk from there. This lot has vehicle access via the upper pasture access road, which is an FH4 private road. It’s also very close to FH2’s upper neighborhood, and the FH4 road is connected up there to the road that goes to Fruit Haven 3,7,9 and down to the FH1 community area.

Lot 16 is a 15 minute walk from a stream that has suitable size for bathing. It is accessible via the trail between FH4 lots 19 and 20.

This lot has a flat and somewhat clear area on the south end near the switchback in the road. Then it gradually becomes steeper, though most of this slope is still usable for planting fruit trees. The north end has some open pasture.

The owner of lot 16 must allow access to lot 17 across the northeast corner, including for a driveway. However, this driveway could be shared by the owner of lot 16 if they decide to build in this spot as well.

FH4 Lot 17

Lot 17 is a 10-15 minute walk from the FH4 community center. It is mostly flat or gentle sloping pasture land. It has some forest towards the back and has a couple of very large and beautiful trees on it. There is an excellent view of the surrounding area due to it being one of the highest lots in FH4. It is very private and not easily seen from most other lots around

Cost: $16,000 USD plus closing costs. (See bottom of this page.) This lot is being sold by private owners and price is negotiable.

Lot 20 is accessible from the walking/motorcyle bridge across the Rio Zamora. It is a 30 minute walk from there.

This lot has walking access, about 5 minutes from the upper pasture access road, which is an FH4 private road. It’s also very close to FH2’s upper neighborhood, and the FH4 road is connected up there to the road that goes to Fruit Haven 3,7,9 and down to the FH1 community area. For vehicle access to this lot, a road would have to be dug along the FH4/FH2 boundary out to the FH3 road higher up. This might cost $2k.

Lot 20 is a 5 minute walk from a stream that has suitable size for bathing. It is accessible via the trail between FH4 lots 19 and 20.

This lot has a large flat plateau. On the south side of this plateau, the land goes steeply downhill, resembling a cliff. It is entirely forested with secondary forest.

Closing Costs

Closing costs for purchasing one lot that is owned by one seed investor, will be $1200. Closing costs for purchasing one lot that is jointly owned by the seed investors, not combined with any other closing, will be $1500. The cost difference is due to government fees based on number of participants in a sale. Costs will reduce somewhat if purchasing 2 or more lots, or if 2 people buy a lot at the same time. This covers all government fees, sales taxes, registration, as well as the agent’s fee for carrying out the sale. There are two things it does not cover: (1) Your signing, sending, or possible translation of the power of attorney document, as these costs can vary depending on your situation.
